Don’t waste your hard-earned money – investigate and consider carefully first!
The Shire of Esperance fully supports installation of small pre-fabricated dwellings; however these must be constructed in accordance with the National Construction Code and associated Australian Standards.
An Australia-wide surge in interest in smaller imported buildings (some of them fold-out) has caused concern for buyers. The Shire of Esperance and many other local governments are seeing more of these smaller buildings, some of them shipped in from overseas to minimize costs.
Consumers must be aware that some of these imported tiny homes do not comply with Australian standards. This means Building Approvals can not be obtained until corrective work has been carried out. We don’t want your build budget to blow out!
A number of companies are able to provide fully compliant prefabricated dwellings and buildings in Australia, which can then be transported to site.
It is your responsibility to research suppliers and find one who meets all the construction requirements of the National Construction Code and associated Australian Standards.
No matter what local government area you live in, we strongly encourage anyone considering purchase of one of these buildings to obtain all the necessary documentation before signing on the dotted line!
Our helpful Building staff have put together an information sheet with everything you need, including a useful list of the main issues requiring documented evidence of compliance; make sure you have a look at this.
The bottom line is that local governments are obliged by state legislation to ensure all developments comply with Australian Standards, to protect the health, safety and well-being of occupants.
We encourage purchasers to research carefully, ask questions, read reviews and seek genuine feedback from past customers to make sure your supplier meets all applicable requirements - you’ll save yourself a lot of stress and money!
